About MKMaintX

One master service agreement. One accountable account team. Built so the building operators can focus on the people inside the building.

One contract, one accountable answer — so the people who run buildings can finally focus on the people inside them.

Our story

Why MKMaintX exists.

MKMaintX was started by an operator who had spent a decade running multi-state commercial real-estate portfolios the way the rest of the industry still runs them — twelve separate trade vendors, nine quarterly business reviews, a different dispatch number for every trade, and twelve renewal calendars to track every year. The job of the operations team was no longer the portfolio; the job had become managing the vendor roster that served the portfolio.

The decision to start MKMaintX came out of that frustration, not out of a slide deck. Today the same account-manager discipline runs the entire operation: one MSA, one named account manager, one 24/7 hotline, one monthly review — applied across every trade the buildings actually need. The building operators who partner with us now spend their bandwidth on tenants, residents, and assets, not on reconciling vendor accountability across twelve states.

From the founder

Building operators should not be running a vendor roster. They should be running buildings.

What makes one MSA different

Four contractual commitments you keep, end to end.

One dedicated account team

One named account manager owns your priority list, the escalation chain, and the monthly portfolio review — across every trade and every state.

One unified SLA

Every ticket is dispatched against documented response and resolution SLAs — and the MSA ties termination rights to the SLAs themselves, not to goodwill.

One single master contract

One signed MSA replaces twelve independent trade contracts — one clause set, one renewal calendar, one termination path tied to objective SLA performance.

One dashboard

One work-order system and one monthly report consolidate HVAC, janitorial, electrical, plumbing, landscaping, and lighting into a single line of sight.

Credibility

The credentials you should ask any vendor for.
